What is new at Covenant Heights Phase II

Construction to begin soon: Permits are in place, infrastructure construction has progressed sufficiently to begin construction of the homes. What is new?

  1. There will be 42 units – a mix of town homes and duplexes. 22 units will be available to those at incomes of 60% of the median incomeas shown. The rest 22 units will be available to any homebuyer at higher incomes. This will make it possible for those who do not make enough to buy homes from the open market and make too much to benefit from our subsidized homes.
  2. We have engaged the services of Blue Ridge Design, a local architectural firm, to design homes that will have attractive facades. Some of the concept designs are shown below.

Hope’s Building Process is computerized.

We are now using UDA Construction 2007 to streamline our construction process. The building staff have been perfecting the scheduling, estimating and accounting links for an efficient construction process. The generation of material lists, cost estimates and all aspects of construction management as it relates the management of subs and their scheduling becomes an easier task.

The implication of this added capacity is that Hope will be able to assist other affordable housing providers in the area as a General Contractor, Consultant and other services. We believe we have a successful affordable housing program form which others are benefit.

A good example was assistance given to the Harrisonburg Housing Authority to estimate and cost a 22 rental units for handicapped persons in Harrisonburg. The project includes the demolition of high-density public housing units (built in the ‘50s) with low density one and two-bedroom units which are completely accessible. As all our homes they will have the Earth Craft® certification for energy efficiency. We are excited to be able to compete in the open market to construct the units as and when the Authority puts the financial package in place.
